Timeless design. An exclusive water villa with expansive living space in a great location on the Ringvaart waterway. Here you can enjoy a sense of complete freedom and experience nature throughout the day. All rooms have a beautiful view of the water; this creates a permanent vacation-like feeling. Zodde can be reached by Herenweg from the ribbon development town of Wilnis. Zodde is a private road with four identical water villas, their positioning ensures ultimate privacy. This particular villa is situated at the end of the street, and is most certainly the best spot of them all - which is why Zodde's architect chose this water bungalow as his home.
The exterior of the villa is reflected in its contemporary interior. All materials and color schemes are mirrored inside or have been selected to complement the atmosphere of the facade. Tall ceilings, glass, smooth floors and walls and a sophisticated layout lend the house its own identity, where neither a modern or classic interior is out of place.
The layout of this unique water villa is as follows:
A path leads to the front door. The tall hall is nothing short of commanding. Ample glass allows for a direct view of the living room. The hall features a meter cupboard, an integrated coat area and a restroom (wall-mounted toilet with a custom washbasin). As you enter the living room, the spectacular panoramic view of Ringvaart and the quintessentially Dutch water landscape will take your breath away. And in the sitting area - which features a cozy gas-fireplace - you will notice just how bright the living room is, and how the tall ceilings and magnificent view combine to make this an exceptional space. A wide sliding door (hidden in the cavity wall) leads out to the sunny deck. The entire ground floor is fitted with dark grey floor tiling with underfloor heating. The living room is air conditioned. A unique feature of this water villa is the extraordinary ceiling and window heights, ensuring optimum daylight entry. Most rooms measure 2.60m tall, and the hall reaches 3.65m.
The kitchen is slightly raised above the living room level, and is a genuine kitchen/lounge. The modern kitchen is generous in proportions and is fitted with ample cupboard and workspace, unconventionally deep drawers (70cm), a stainless steel sink, dishwasher, refrigerator with freezer, Siemens combination oven/microwave, a Nespresso coffee machine (Miele) and a television. The chef's island is fitted with a Siemens Ceran induction cooker, an oven, and a range hood. The large window allows daylight to flood in. The kitchen leads to the study/home office, which can be closed off. This space can be incorporated into the living area, but can also be used as a library or studio. The choice is yours.
A robust solid wood staircase with a stainless steel banister leads from the living room to the basement. Surrounding the stairs, and bathed in natural light, is an integrated storage area with the central heating unit (Combifort 32/80+ from 2006) adjacent to a technical area with the fittings for the laundry machine and dryer. At the end of the hall is the spacious master bedroom, with a fitted wardrobe wall with integrated television and added storage space. Behind this wall is a separate walk-in closet with more storage space for luggage, etc. The periscope windows with mirrors allow for enough daylight in the bedroom in addition to ventilation. The adjacent bathroom is also of generous dimensions and is fitted with a double vanity (custom concrete sink) with a built-in mirror cabinet, a beautiful walk-in shower with rain- and hand shower, a bathtub, a wall-mounted toilet and design radiators. The entire floor of the basement is fitted with dark grey floor tiles. The ingenious periscope windows with mirrors allow for ample daylight entry in the basement.
Currently, the water villa is designed as home with an integrated office space with a separate entrance. The office features a coat area, air-conditioning, alarm system and an individual heating zone. The floor is fitted with the same dark grey floor tiling as the living room, with underfloor heating. The windows in the office allow for ample daylight entry. The second staircase in this area accesses the basement. The space also features more storage space, a pantry with a refrigerator and dishwasher and a separate restroom. The office can be accessed from both the ground floor and basement levels. The exterior of the office is fitted with low-maintenance cladding (Resopal and Trespa). This area can also be used as an annex.
The office can quite easily be converted into a den and the basement level into two bedrooms with both a private bathroom. This would result in an expansive villa with three bedrooms and three bathrooms. The alternative layout for this option is given in our brochure.
